Blackthorn Estates, set up as a Special Purpose Vehicle, (The Employer) requires the demolition of existing outbuildings and the design and construction of 6 new build extra care apartment blocks together with the refurbishment and adaption of the existing listed building to form a 145 unit extra care facility with all associated communal and external works and infrastructure on the grounds of the former Birkdale school.
Neo Projects are undertaking the role of Employer’s Agent on behalf of Blackthorn Estates for this development under a JCT Design and Build 2016 form of contract with standard Amendments.
The masterplan for the scheme allows the construction of the new build blocks A to F whilst the listed building maintains the stunning focal point for the scheme. The heart of the site connects the listed building to the new build structures and the design allows a mix of both traditional and contemporary styles which works fantastically well to be sympathetic with the surrounding buildings.
Partners on the project include Buttress Architects, acting as both Architect and Principal Designer, FG Markland Associates Consulting Structural Engineers and Futureserv acting as M&E Consultant. The scheme has been heavily supported through all elements of planning by Sedgwick Associates and is to be operated by Cinnamon Retirement Living.
The project is currently awaiting revised planning approval.
